American Home Watchers operates under MonaDale, LLC is owned and operated by John Dalessio who currently serves as a Lieutenant Colonel in the U.S. Army Reserves. He lives year-round in Charlotte County and will be able to promptly check on your property whenever required, especially after hurricanes and natural disasters.

Weekly and Biweekly
Weekly services are recommended for homes and condos to quickly mitigate and issues and to minimize potential damages. Bi-weekly is available upon request.
Inspections:
Exterior of home:
- Perform a visual inspection of the siding, roof and gutters for obvious issues
- Monitor the landscaping: inspect the yard and flower beds for weeds and trash
- Inspect for insect infestations / presence
- Inspect for vandalism
- Check: - the doors and windows for signs of break-in
- for drainage issues
- the exterior lighting
- the mail
- the pool and spa for issues
- the boat and dock
Interior of home:
- Inspect: - the status of doors, windows and locks, as well as the security system
- for insect infestations / presence
- air filters
- Check: - the fire, smoke and CO2 alarms are functional
- thermostat for temperature and humidity settings
- for vandalism
- for water leaks and spots on the walls and ceilings
- appliances: dishwasher and washer, dryer monthly
- lights and fans
- breaker box
- water and heater systems
- the faucets and showers, run the garbage disposal, and flush the toilets
Minor handy work can be performed, and a report with pictures will be sent after every visit.
